Avon’s Transformation: What’s Next for This Evolving Mountain Town?

When I moved to Vail in 2000, Eagle-Vail still felt like the locals’ bedroom community, and Avon was little more than a commercial hub—home to Walmart, a grocery store, and a couple of roundabouts that left pedestrians contemplating their survival strategy to cross town.
Fast-forward to today, and Avon has elevated itself into a destination of its own. Walmart moved slightly east, Home Depot set up shop, and Chapel Square brought in more retail. Then came The Ascent, Westin, and Riverfront developments, proving that luxury living wasn’t just reserved for Vail Village. Fine dining followed (shoutout to Greg and Collin for bringing us Vin 48!), and the town itself made major upgrades—Nottingham Lake’s beach and amphitheater have transformed Avon into a true lifestyle-driven community.
What’s Next for Avon?
For years, both locals and visitors have wondered when something would finally happen with the undeveloped land between the old rodeo lot and the “not-so-new-anymore” I-70 onramp. Now, we have our answer.
Kensington Development Partners has announced a two-phase, 40-acre mixed-use project, set to break ground in spring 2026. Covering roughly half of the remaining undeveloped land in Avon, this project is set to further elevate the town’s appeal.
Here’s what we know so far:✅ Whole Foods will anchor the northwest corner.✅ 91 luxury condos will take over the entire southern portion of the site.✅ The project is expected to continue Avon’s shift toward a more high-end and vibrant community.✅Click here for more info.
As for pedestrians? You’ll still need to watch your step at the roundabouts—but hey, at least the crosswalks have improved in the last 20 years. 😉
